Virtual staging existed before modern AI: designers placed 3D furniture models into photos by hand, which took hours and typically cost more per image. Current AI tools automate most of that work. A useful distinction is between adding removable items and changing the property. Adding a sofa to an empty room is generally acceptable with disclosure. Changing flooring, wall color, fixtures, removing cracks, hiding power lines or altering views misrepresents the home itself and can expose agents to misrepresentation claims even if labeled. A common misconception is that a 'virtually staged' label makes any edit acceptable. It does not; disclosure covers furniture, not fake condition.

Virtual staging is already common for vacant listings, and quality is likely to keep improving, including staging for video walkthroughs and 3D tours. As realism improves, the risk of misleading images grows, so disclosure rules are likely to become clearer and more widespread through MLS policies and possibly more state laws.
