A lease is a contract, and the clauses that cost tenants money are often in the middle pages. Pasting or uploading a lease into an AI chatbot and asking it to summarize and flag specific sections is a fast first pass, as long as you treat the result as a reading aid rather than legal advice. Ask the model to find and quote these sections: rent, due date, late fees and any grace period; the security deposit and the conditions for getting it back; move-in inspection requirements; recurring fees such as pet rent, parking, amenity, trash or administrative fees; the renewal clause, including whether the lease renews automatically or goes month-to-month and how much notice you must give; rent increase terms; early termination; subletting; who handles repairs; how much notice the landlord gives before entering; and, with roommates, joint and several liability, which can make each tenant responsible for the full rent. Early termination clauses vary widely. One lease charges a flat fee, such as two months' rent; another says the tenant owes rent until the unit is re-rented. Whether a landlord must try to re-rent, often called the duty to mitigate, depends on state law. The key misconception is that anything written in a lease is enforceable. Many rules come from state and local law: deposit caps and return deadlines, limits on some fees, required notice periods and, in most US states, an implied warranty of habitability that a lease cannot waive. The opposite mistake matters too; an AI claim that a clause is illegal may be wrong where you live. For legal questions, use local resources: legal aid organizations, tenant unions or tenant rights groups, city or state housing agencies, court self-help centers and HUD-approved housing counseling agencies. Also ask AI to check the lease against anything the landlord promised verbally, since unwritten promises are hard to enforce.
